How do I find the right estate agent to buy a second home in Spain?

You are looking for a property in Spain. You have probably already started your search online and noticed that there is quite a lot of choice of real estate agencies, now how do you find the right one? Finding the right realtor is extremely important. The realtor is your confidant who will guide you from beginning to end during the buying process of a property here in Spain. So, it is really fine to take some more time to find the right realtor. You may have noticed that different websites show the same properties and that is true. This can be explained by the fact that the housing market in Spain is different from that in the Netherlands and Belgium. In Spain, there is no exclusivity, which means that basically all real estate agencies can offer all the different new construction projects on their websites. So, it is not the case that you can only buy a certain project from one estate agent. This makes it extra important not only to look at the housing offerings on a website but also to look at who the real estate agent is with whom you will search for your dream home. This real estate agent will take care of the administrative issues for you and advise you. It is also important that the realtor speaks the Spanish language well.

A great way to speak to a real estate agent face-to-face is to visit one of the Second Home fairs that are organized throughout the Netherlands and Belgium. At these Second Home fairs, all kinds of real estate agents are present that you can have a chat with. You can think of this as speed dating, it is good to visit all brokers and have a chat. See what services they offer and what makes them different from other realtors. If you can't make it to a Second Home fair on short notice, you can always contact several companies via the website and ask for a FaceTime chat. We advise you to choose a realtor beforehand and not to visit several agencies in Spain. It is also important to have a wish list so that the realtor can plan the viewing days as well as possible. At the end of the first day, your estate agent will have a much better idea of exactly what you are looking for and will be able to adjust the planning for day 2 and possibly day 3. The moment you have viewings with multiple brokers, that broker has to start all over again and you have to give feedback as well. This is both a waste of the realtor's time and your own because actually you could have found your dream home in 3 days. Another reason that we advise you to view with one estate agent is because in Spain, you will be registered at the project as a client of a particular estate agent. That means you will be tied to that real estate agent for 3 to 6 months from that visit and therefore can only purchase that project or property through them.
